Fall leaf cleanup on a Corbeil family yard handled by Greenpoint Lawn Care
Family-Yard Fall Cleanup · Corbeil, Ontario

Fall Cleanup in Corbeil & East Ferris Family Yards

Fall cleanup in Corbeil is a Halloween-to-frost family-yard service that removes every leaf, winterizes the trampoline and play structures, drops the lawn to winter height, and hands a clean property over to your snow-removal contractor. Greenpoint runs Corbeil routes from a Powassan base about 25 minutes away. Subdivision lots start at $185, country-residential and Lake Nosbonsing waterfront properties run $245 to $425, and the snow-contractor handoff is free.

Halloween costumes off the porch, trampoline covered, leaves gone, snow contractor handed the keys. All before the first hard freeze.

We cover Corbeil subdivision tracts off the East Ferris Township roads, country-residential lots along Highway 94, the Lake Nosbonsing waterfront, and the bush-edge transition properties between developed and standing forest. We work the tight Halloween-to-frost window most Corbeil families forget about, sweep up forest debris drifting in from the bush, calibrate the last cut for newer sod sections, and coordinate the handoff to whoever is plowing your driveway. Travis Young drives in via Highway 17 and the township roads.

What Every Corbeil Cleanup Covers

What's Included on Every Corbeil Fall Cleanup

Corbeil family yards are not the same animal as a downtown North Bay residential lot. There is usually a trampoline, a swing set, a sandbox, a fenced run for the dog, and a fresh sod section that went in two summers ago. A real fall cleanup buttons all of that down for winter at the same time the leaves come off. By the time we leave, the kids' toys are stowed, the grass is at the right height for snow, and the snow-removal contractor has a clean canvas to work with.

Multi-pass leaf removal under the play structures

A single sweep does not get the leaves stuffed under the trampoline, packed against the swing-set posts, or piled along the dog-run fence line. We make a real first pass across the open lawn, then a focused second pass under the play equipment, against the deck skirt, and along fence posts where wind dumps everything. Then it all gets bagged into the truck and hauled, not left bagged at the curb waiting for township pickup.

Play-structure winterizing for trampoline, sandbox, swing set

The trampoline mat gets a fitted weather cover or comes off the frame for storage in the shed, whichever you prefer. The sandbox gets the lid placed (or the tarp anchored) so it does not flood with wet leaves under the snow. Swing-set surrounds get fresh mulch or pea-stone if the bed is exposed, and the swing seats are stowed so the chains do not freeze into a knot. Fenced dog-run zones get a separate leaf clearance so your dog is not standing in soggy compost all winter.

Last cut at winter height, calibrated for newer sod

Newer Corbeil subdivision lots that got fresh sod in the last two summers need a more careful winter-prep cut than a mature lawn. The crown is still establishing and a too-short scalp can cause winter kill on young roots. We bring the height down enough to discourage matting under snow but leave more blade than we would on a 30-year lawn. We treat each newer-sod section separately when it abuts older turf.

Garden bed cleanup and gutter-adjacent debris

Annuals out, perennials trimmed, and the bed edges chopped back from the lawn so they do not get scalped by the plow. We also collect the leaf and twig debris that piles up directly below downspouts and along ground-level gutter runs. We do not climb roofs (a separate service Travis can refer), but the ground-level pile-up at the gutter exit gets cleared so your dry well or downspout extension is not jammed solid before the freeze.

The Tight Corbeil Window

Halloween-to-Frost: Why Corbeil Cleanup Has to Move Fast

Most Corbeil family yards keep Halloween decorations up until the first weekend of November. The pumpkins, the ghosts hung in the maple, the cobweb stuff strung across the porch railing, none of that gets touched on October 31, and rightly so. But that means the realistic fall-cleanup window in Corbeil opens around November 2 and slams shut whenever the first hard freeze locks the leaves to the ground. Some years that is November 12. Some years it is the week of American Thanksgiving. We plan our Corbeil routes around that compressed window every year.

Decorations stay, then come down all at once

We will not blow leaves around an inflatable that is still tied to your front lawn. Tell us when the Halloween stuff comes down (most Corbeil families do it the first Saturday of November) and we slot the cleanup for the following weekday. That way the pumpkins are off the porch, the fake gravestones are stowed, and the crew has a clear shot at the lawn without having to thread the blower around your decor.

Frost-watch booking

When the Environment Canada forecast for North Bay shows a hard frost inside a week, Corbeil bookings spike overnight. Locking your slot in late September or the first week of October is the only way to guarantee a pre-freeze visit instead of a March cleanup of last year's leaves.

Skipping the East Ferris Township municipal leaf pickup entirely is part of the deal. We haul. You do not bag, you do not drag bags to the curb, you do not wait to see if the truck shows up before the freeze.

What the Family-Yard Angle Covers

Play Structures, Trampolines, Sandboxes, Dog Runs

Corbeil skews younger than the average North Bay neighbourhood. Newer subdivisions, growing families, more kids and dogs per lot. That changes what a fall cleanup actually has to do. A standard "blow the leaves and mow it short" template misses the half of the yard that matters most to the people living there. Here is what we add for family-yard properties.

Trampoline

Mat covered or removed for storage. Frame staked to wind-load spec. Springs covered so the rust does not gel under snow.

Sandbox

Lid placed and weighted, or tarp anchored. Toys stowed in the shed. Spring opens to clean sand instead of a leaf-soup mess.

Swing Set

Surround mulch refreshed if exposed. Swing seats stowed so chains do not freeze tangled. Chip-fall area cleaned.

Dog Run

Fenced zone cleared separately. Pet waste collected if requested. Fence-line leaf packs cleaned so spring runoff drains.

We are not a daycare. We will not babysit kids during the visit. But we will work around naptime, after-school pickup, and the chaos of a Saturday-morning Corbeil family yard if you let us know what window works.

Snow-Removal Contract Handoff

Where Fall Cleanup Ends, Plowing Begins

Most Corbeil families also book seasonal snow removal. Greenpoint does not currently run a plow fleet, so we coordinate with whoever you have hired (or are about to hire) so the transition is clean. The day we wrap fall cleanup is the day your plow operator should be able to look at the driveway and the corners they will be dealing with all winter and know exactly what is hiding under the snow.

1

Driveway markers staked

Reflective stakes go in along the driveway edge, the lawn-bed border, and any low retaining wall the plow could clip. Your snow contractor inherits a clearly mapped lane, not a guess.

2

Hazard list emailed

A short note flags the well cap, the septic riser, the buried sprinkler heads, the kids' bike rack against the garage. We email it to you and CC your plow contractor if you give us their address.

3

No-coordination-fee handoff

The phone call to your snow contractor is included with the fall cleanup price. We do not charge a coordination fee, and we do not get a kickback from any specific plow operator. Your contractor is your call.

Three Corbeil Profiles

Subdivision Precision, Country-Residential, Lake-Adjacent

Corbeil is not one type of yard. The newer subdivision tracts off the East Ferris Township roads run on tight lots with newer sod and tidy fences. The country-residential homes along Highway 94 sit on bigger acreages with bush at the back. The Lake Nosbonsing waterfront properties pick up forest debris drifting in from the south-east shoreline. Each profile gets its own cleanup recipe.

Subdivision Tracts

Tight lots, newer sod, fenced yards

Smaller leaf load but more obstacles per square metre. Trampolines, swing sets, dog runs, and play structures take up half the back lawn. We use a smaller-footprint blower setup, work in tighter passes, and protect the new sod sections with the higher winter cut.

Typical visit: 90 minutes. Single-pass cleanup. Newer-sod precision cut.

Country-Residential along Hwy 94

Bigger acreages, bush at the back

More lawn, more leaf volume, and a forest line that drops a steady second wave for two more weeks after the open-lot leaves are down. These properties usually book a two-pass cleanup: a main pass once the open lawn is mostly clear, then a follow-up after the bush trees finish.

Typical visit: 3 to 4 hours across two passes. Tractor-mount collection on bigger lots.

Lake Nosbonsing Waterfront

Wind-driven forest debris

South-east winds off Lake Nosbonsing push leaves and pine needles up from the forest behind the lakeside subdivisions and pin them into the lawn-to-shore slope. The shoreline edge gets a separate sweep so debris does not blow into the water and so the slope is not slick under the first snow.

Typical visit: 2 to 3 hours. Shoreline-edge pass plus main lawn cleanup.

Where in Corbeil We Run

Corbeil Areas We Service

Greenpoint trucks reach Corbeil via Highway 17 east out of North Bay, then south on the East Ferris Township roads. From Travis's home base on Greenpoint Road in Powassan it is a 25-minute drive, which keeps us efficient on Corbeil routes scheduled in tight clusters.

Subdivision Tracts

Newer cul-de-sacs and family streets off the main East Ferris Township roads. Tight lots, fenced backyards, gate-code coordination needed.

Country-Residential Hwy 94

Larger acreages along Highway 94 with maple, birch, and pine bordering the lawn. Two-pass cleanup is the default here.

Lake Nosbonsing Waterfront

South-east shoreline lots with forest behind. Shoreline edge plus main lawn cleanup, dock-side leaf-skim if booked early.

Bush-Edge Transition

Properties between developed lots and standing bush. Late-finishing canopy means a follow-up pass is worth the extra trip charge.

How It Works for Fenced Family Yards

Gate Codes, Neighbour-Block Bookings, Last-Call Scheduling

A lot of Corbeil family yards are fully fenced with a six-foot gate. The dog goes out unsupervised, the kids run between the deck and the swing set, and the lockable gate is a real lockable gate with a real code or a real key. We work with that, not around it.

Gate-code coordination

Text us the keypad code or hide-a-key spot the day before. We never share codes, never write them on the work order, and we delete the text after the visit. If you would rather meet us at the gate, that works too. We arrive in the booked window and call when we are 10 minutes out.

Neighbour-block bookings

If three or more houses on the same Corbeil block book the same week, the trip charge gets cut on each invoice. Tell your neighbours. We have done full eight-house cul-de-sacs in a single afternoon and the per-house savings are real.

Last-call-of-season scheduling

If you call in mid-November and the freeze is forecast for the weekend, we will tell you straight whether we can fit you in or whether you should wait for spring cleanup. We do not take the booking, cash the deposit, then ghost when the snow flies. Honest answer either way.

Corbeil Pricing

Corbeil Fall Cleanup Starts at $185

Subdivision lots in Corbeil start at $185 for a single-pass family-yard cleanup with play-structure winterizing included. Country-residential and Lake Nosbonsing waterfront properties run $245 to $425 depending on lot size, leaf volume, and whether the property needs one or two passes. The gutter-adjacent debris add-on is $35 to $65 if your downspout extensions are jammed solid. The snow-removal handoff coordination is free.

Quotes are fixed in writing after a quick on-site or photo-based walk-through, usually within one business day. Tell us when your Halloween decorations come down and we slot the visit for the following weekday during the Corbeil cleanup window.

Corbeil Fall Cleanup FAQ

Corbeil-Specific Questions, Answered

When exactly does Corbeil fall cleanup happen?

For most Corbeil family yards the realistic window opens November 2, once the Halloween decorations have come down, and closes whenever Environment Canada calls a hard freeze for the North Bay area. That gives us about ten working days in a typical year. If we are running out of cleanup-friendly weather we will tell you, rather than book the visit and then push the date until next spring.

How do you actually winterize a trampoline?

Two ways, your call. Option one is a fitted weather cover over the mat with the safety net pulled inside, frame staked to wind-load spec, and spring covers in place so they do not corrode. Option two is taking the mat off the frame entirely and storing it in your shed or garage. Country-residential lots that get serious winds usually go for the full removal. Subdivision lots usually go for the cover. The trampoline winterizing is included in the cleanup price.

How does the snow-removal handoff actually work?

Tell us who is plowing the driveway and we will email them after the cleanup with photos of the staked driveway edges, the marked beds, and a hazard list (well cap, septic riser, sprinkler heads, etc). They get a clean handoff document instead of having to guess what is hidden under the first snow. The phone call and the email are free, and we do not have a referral deal with any specific Corbeil snow contractor.

What about gate codes for the fenced backyard?

Text the keypad code or hide-a-key location the day before the visit. We never share codes with anyone outside the crew, never write them on the work order, and we delete the text after the visit is done. If you would rather meet us at the gate to let us in, that works too. The booked window is a two-hour cushion, and we call when we are 10 minutes out.

Is there a discount if my whole street books together?

Yes. Three or more houses on the same Corbeil block booking the same week each get the trip charge cut on their invoice. We have done full eight-house cul-de-sacs in a single afternoon. The savings stack with the country-residential two-pass discount if multiple bigger lots book together. Tell your neighbours. The block-book quote covers everyone individually, but the route efficiency turns into real money for each homeowner.

Why does the Lake Nosbonsing wind matter?

South-east winds off Lake Nosbonsing pick up leaves and pine needles from the forest behind the lakeside subdivisions and pin them onto the lawn-to-shore slope. By the time it has been blowing all October, the slope is buried under forest debris that is not coming off without a focused shoreline-edge pass. We sweep that separately so the slope is not slick under first snow and so debris does not end up in the lake.

My sod is only two summers old. Can you cut it that short?

We do not cut newer sod as short as a 30-year lawn for the winter-prep mow. Young roots and a still-establishing crown make a low scalp risky for winter kill. We bring the height down enough to discourage matting under snow but leave more blade than we would on mature turf. If part of your yard is new sod and part is old lawn, we treat the sections separately. Tell us when the sod went in and we adjust the cut height.

What week should I book my Corbeil cleanup?

Reach out in late September or the first week of October for a confirmed slot. The Halloween-to-frost window only holds about ten working days in a typical Corbeil year and the calendar fills back-to-front. If you call us in mid-November when the freeze is forecast for the weekend, we will give you an honest yes-or-no instead of cashing the deposit and ghosting.
